Nestled into a historic section of Downtown West in the heart of St. Louis’ automotive row lies the 22.  An ode to the significance of the industrial urban grid at the intersection of 22nd street where fabled automotive manufacturers like Packard Motor Car had showrooms for American muscle of days past. Today, the building is also front and center to a view of a more nimble present, with the soon to be 22 players gracing the pitch of the nearby St. Louis City SC stadium, hand in hand with the diverse ongoing revitalization of neighborhood at large as it shifts into a new era.

The buildings are the culmination of the new, diverse, generation of America that shall stand side by side much like the players on the grass pitch next door. As St. Louis enters a new era defined by our history of the robust industrial backbone of stone and brick coupled with tech, science, progression, inclusion, and diversity, our two buildings aim to accommodate this as they too shift to new uses more fitting for today.

 

Anchored by the new stadium district, the buildings will be a pivotal component of the ongoing revitalization of Downtown West as the desire for live, work, and play, become more localized in the post-pandemic world.

 

Both buildings were built to last generations with and industrial floorplans and interior amenities and features geared to today’s needs.  With plentiful natural light (not found in most loft buildings in the area), and expansive views of the city landscape, you can relish working from home and be ready to pivot to cocktails and entertaining in no time.

As soon as you walk into the main lobby via the original stained glass wooden doors, you are greeted by the work of a local Artist Jayvn (@jvnize- insta and jvnize.com) incorporating Soccer ball hexagons into the main entryway of the building; justifiably tipping our hat towards our newest neighbor and favorite place to hang out. A short trip up the elevator will transport you to our newly renovated interior units, gym, and rooftop with views of the downtown skyline and adjacent MLS stadium. While we aren’t sure you will be able to see the game (or get season tickets as they sold out), you will be able to soak up the atmosphere of game days from the confines of the building.

As you approach your door, your smart device will access all of our apartment’s LATCH operated entry systems making lockouts, lost keys, and overly stuffed pockets a thing of the past. Inside, due to the building’s unique slender profile and tall height, you’ll be treated to views on all corners in most units.

 

With some ceiling heights approaching 14 feet tall, the apartments provide a massive amount of natural light which is uncommon among typical loft setups. With full height walls dividing bedrooms and living spaces, there is the ability to entertain, work from home, and have privacy when needed. Don’t forget that if all that natural light gets too much or, if you are a vampire, our opaque roller shades in each room allow you to make the spaces cozy when it is time to sleep or block out envious people staring at your awesome apartment!

 

Industrial in nature, the building has robust flooring (think noise control), is pet friendly AND, when you do have to come and go, has the option of gated exterior parking AND underground climate-controlled parking and storage if you want it!
